We are introducing Andy’s Frame Setting, LLC – the pinnacle of custom and individually designed picture framing and shadow boxes, unique artwork from local and regional artist, and specialty gifts — located in Westerville, Ohio. Eric Dearth, a distinguished alumnus of the University of Dayton and Bowling Green University, had an impressive 14-year career at The Andersons Inc (part of the old Andersons General Store) in various pivotal roles. Driven by a desire for a harmonious work-life balance, Eric embarked on a new journey by channeling his extensive expertise into small business ownership. In December 2022, he acquired Andy’s Frame Setting, LLC, from its retiring owner, breathing new life into this cherished establishment. Eric’s vision for growth led to a strategic partnership with Timothy DeCant of The Farmers & Merchants State Bank and Julie Carr of Community Capital Development Corporation, culminating in acquiring of the building and land at the Westerville, Ohio location and laying the foundation for an exciting future.
Zeune Construction, the Stop-N-Go Storage Management parent company, has been building and managing self-storage facilities nationwide since 1985. Started by Kim Zuene, the company has grown since the 90s to include his children Angelique, Alexis, and Melissa. The Zeune family owns and manages ten self-storage properties in Alabama, Florida, Georgia, Ohio, Michigan, and Colorado. They recently partnered with Timothy Fadorsen of Tymac, Ltd., a general contractor with over 18 years of experience building and managing self-storage facilities. In May of 2023, the Zeune family and Tymac Ltd. constructed a new 52,125 square-foot storage facility with inside and outside rental space named the Stop-N-Go Storage of Springfield LLC. Community Capital Development Corporation proudly partnered with Kelly Law of Heartland Bank to finance the building construction and purchase of land using the SBA 504 loan program

Terrapin Hideaways LLC, a vacation rental company in the Hocking Hills area of Southeastern Ohio, takes pride in offering luxurious and affordable lodging with exclusive access to 40 acres of private forested land for outdoor excursions. In January of 2023, the founders sought funding to purchase three cabins. With the support of Bernie McGuinness of Park National Bank and a second mortgage loan from Kwan Chan of Community Capital Development Corporation, the proud partners utilized the SBA 504 Loan Program to finance the purchase
Four childhood friends from Pisadgaam in Gujarat, India, all became experienced hotel operators. They united with fifth operator many years later to bring together a remarkable hospitality experience. Together, they’ve acquired a pristine 84-room, 4-story hotel on a sprawling 2-acre parcel. Behind our success story lies the collaboration of Brendan Underwood from North Valley Bank and Julie Carr from the Community Capital Development Corporation. With their support, an SBA 504 loan paved the way for acquiring this exceptional property.
